The stakes are higher than the budget.
Custom homes, major remodels and condo renovations for homeowners who value design, craft and detail. You are investing significant time and money into something you can't fully see yet — and going through a process you've probably never experienced before.
A clear idea, a disciplined process
Every project begins with discovery: the site, the program, the budget and the client's goals. Behind that creative exploration is a system refined over years of practice that keeps design, budget and schedule aligned while leaving room for iteration.
You work directly with us
Métrica is led by its founders. We take on one or two homes per quarter so we can be personally involved in every one — from the first conversation to construction.
The right fit matters
The best work starts with clients who are demanding about excellence, who recognise it when they see it, and who are willing to invest in getting it right. A thoughtful budget helps too: enough to do something meaningful, disciplined enough to encourage elegant solutions rather than excess.
Common questions
How long does it take?
About 10–12 months for design and permitting, and 12–24 months for construction. Most projects run two to three years end to end.
What does it cost?
Construction in the Seattle–Bellevue area currently runs $700–850 per square foot for a modern, architect-designed home, including the contractor's fee and sales tax. Design fees and permits are additional.
Do you work with difficult sites?
Yes. Steep slopes, waterfront, tight urban lots, critical areas and complex zoning. Challenging conditions often produce the most compelling architecture.
Do you build?
No. We design the home and a general contractor builds it. We stay involved through construction to review the work and make sure the design is built as intended.
